Currently it is Agricultural zoning which requires 1 unit per 5 acres. Directly next door is SF-LDR zoning (single family low density residential) which allows 4 units per acre. City has a water line nearby, but does not have sewer. You would not need sewer to develop at the highest density here as septic would work on a little smaller than 1/4 acre, hence the 4 to 1. City sewer connection is about 2,400 feet away.
